I just realized you are in the Bangor area. I highly recommend GBAOMA. https://www.gbaoma.com/. Many retiring investors, and there are commonly private sale ads in their newsletter.

Highly recommend joining real estate investment groups to make connections in your area. One of the best I know of in Maine is https://www.maineapartmentowners.com/. In Maine, there are plenty of older real estate investors looking to exit.

I highly recommend a free platform for DIY or smaller portfolios. TurboTennant or Zillow Rental Manager would most likely meet your needs. For portfolios of over 15-10, I would start looking at the professional platforms used by PM companies such as Buildium or Appfolio.

TurboTennant or Zillow Rental Manager. I have have direct experience with both, and both are free. Buildium, AppFolio, etc are going to cost much more and provide much more functionality then you currently need.

TurboTennant is 100% free. Zillow Rental Manager is also a great option for a small unit count or DIY Landlord. My property management company uses Buildium. Buildium's major competitors are AppFolio, PropertyWare, and a couple others. We were a startup that was privately funded, so we started with Buildium since they were a market leader and had the lowest initial cost.

I agree with Karl here, and purchasing properties with another legal entity will force you to use commercial loans. Your best risk prevention will be ensuring compliance with federal, state, and local legislation and ensuring you take all required safety measures for your residents.

Hey Ryan, I don't have any properties in LA, but I know that Maine has traveling nurses that come as north as Dover. I would suggest checking the listings on Furnished Finder and seeing how booked they are. There are some major hospitals there, and just form watching the news, I know they have trouble with staffing. I also would tell you that rents in Portland will be much higher than LA, so I would actually say your statement should be reversed. Nurses working in Portland may be willing to drive from LA. I actually did that myself for some time.
