Welcome to BP!

Some suggestions. 1) Stay out of Baltimore City, it’s saturated with wholesalers and most of the “deals” are in combat zones. 2) Concentrate on the counties that surround Baltimore. 3) There is a lack of wholesalers in Harford, Cecil, and Carroll Counties, meaning almost none. There are deals in these areas but they are harder to find because it’s a more rural area. By leveraging tech and different list services a wholesaler could do well in these areas. 4) Learn how a flipper and buy and hold investor looks at and values properties. 5) Network

Are there any BiggerPockets Conference 2019 attendees from Maryland, Baltimore City, Baltimore County, Harford County, Cecil County, Carroll county, Howard County, Anne Arundel county or any other parts of Maryland interest in getting together for networking while at the conference? @Bruce C. The minimum total purchases to run a transaction through the pro desk is $1500. The larger the transaction the larger the savings usually.

@Bruce C. The vinyl plank is $2.79 sqft full rental not install. I buy it in enough quantity that I pay $2.19 sqft. I would suggest running all of your sales through the pro desk at HD or Lowe’s. You will see a very large discount in finishing goods like flooring, trim, doors, etc. I would stay away from wholesale or discount stores, they only sell items for short periods of time and will run out of stock. The Peel and stick stuff is ok but can separate.

@Nicole Heasley you can buy a 1999 to 2003 Toyota 4Runner with around 150k miles for 3-5k and it will go another 200 - 250k miles. The price my change a bit by location, but the reliability of a 4Runner is unmatched.

@Luis Pedroza Lifeproof Vidal plank in a darker wood color. I would stay away from the grays because that are trendy and will date the house in coming years. Stick with a classic color.

@John Paul Whaley I think you may want to define the question a little better. What dose appraise for “much higher” mean. If we are talking 10K well that will only make a $56 difference in your payment at 5.5% interest. If your cashflow can not support that additional amount, then the deal is probably to thin. But that is based your strategy. Final thought, if it dose not fit with your criteria don’t do the deal.

@Anthony L Brown welcome to BP and the beginning of your journey. One suggestion I would make is, go were others do not. Meaning, Baltimore City is flooded with wholesalers and the same can be said for Baltimore County. I get tons of emails and see posting to FB groups that I belong to about Wholesales in the two previously mentioned areas. What I do not see at all is wholesale properties in the surrounding counties. Like Harford, Howard, Ann Arundel, Carrol, and Cecil. They are there, I just do not think people want to put the effort into finding them. Because of this, I think you would have a huge opportunity with little competition.
