I bought the building for 1.1 million and hoping to sell the smaller unit for around 700k. If I do what are the tax implications of this?
Since it is less than the total cost of the building will the proceeds not be taxed?
If it will be taxed can I just do 1031 exchange and buy a property of 700k to avoid capital gains?
Can I just pay off the mortgage to avoid taxes?

Thanks for the heads up I did not realize you could buy tenants out without notifying the city of the buyout, which is what i already did. Will i still be able to do an off the books buyout?

Recently bought a conforming duplex in San Francisco that is tenant occupied with two tenants in each unit. One unit is protected one is not. I am currently in negotiations for buyout, it appears non protected are holding firm at 40k total and the protected tenants want 85k total.
My options are to do an owner move in for the non protected tenants and then try to do a ellis act eviction for the protected tenants. I have been having hard time trying to run the numbers. Not sure if it is worth it to just pay them out or proceed with evictions. If I complete the buyout as current I will wipe out the majority of my savings.
Would love to hear any advice or experiences anyone has had with evictions in SF. Thanks

Hi all,
I have an appraisal for a refinance for one of my properties coming up. The basement has been converted into an in law unit complete with its own separate: entrance, kitchen, heating, living room and 2 bedrooms. The house only has one set of utility meters for the entire property and lot is zoned as multi family. The in law unit is below grade and does currently have tenants occupying the property, I occupy the upstairs. There is no interior access between the 2 units.
Do you think the appraiser will assess this as a two unit property? If so how do I make it a SFH?
I have read that you just have to take out the appliances in the kitchen. Others mentioned to stack a bunch of boxes in the kitchen to make it inaccessible to the appraiser. I was thinking of purchasing an appraisal prior to my bank as a test run.
I would love to hear all of your ideas. Thank you so much for your help.

Hi all,
Couple things about this property:
1.Located in flood zone. Insurance is little under 100 month. No chance it will ever flood though.
2. Neighborhood is lower income. I am selling because I no longer live in north valley. It was most effectively managed when I lived close by.
