We used to have punch card system set up for our residents. If they paid before the 5th every month they would get a punch on their card.  Each punch was worth $10, so at the end of their lease they would get the sum of the punches as a discount on that months rent.  I say the 5th because CT gives tenants a 10 day grace period.

Landlords are allowed to access the apartment with sufficient notice in order to show an apartment to a prospective tenant, investor, inspector, etc. I have an apartment right now that is occupied, but i can still show to prospective tenants, so there is very little down time.

What are the rents in the surrounding areas? What does the landlord pay for? What does the tenant pay for? Is there laundry on site? When were the major components replaced? (Boiler/furnace, hot water heater, windows, roof, siding) Why is it vacant???? Are other properties around it vacant?

Agreed that if your comfortable than don't worry about it. A lot of complexes near me ask that your gross pay for the month be 2.5 times the rent. They are over that without that sketchy pay stub. I wouldn't worry about it.

If you do direct mail or hand written letter to specific owners send more than one letter. I heard on the podcast the other day that the more you send out to those same owners the better the chance of you securing that property.

What if you took out the top part of the wall, added base cabinets to the other side of the existing base cabinets then put a big island/bar top over them. That will give you more counter and cabinet space then you have now and a place for people to eat. The cabinets don't have to be deep either. You can store a lot in a foot deep cabinet thats 6+ feet long.

I agree with Bob B. Zillow will post to Trulia and hot pads as well. I get 90% of the renter from there. Some of them even fill out most of the questions so I know a little bit about them before even meeting them.
