If you do go north of I10, I would definitely recommend having your turnover dates between April and August. This is the peak of moving season for the military and you will definitely have an easier time renting at good rates.

Check out the local rei meetings. Professional investors guild meets on Thursdays once a month and Chris and Arianne lemire (active on bp) host one on the last Tuesday of the month. You can find both on meetup.com. Good luck!

I am trying to get a lease agreement as well. I pulled a free one for my state off the Internet, added and revised to include everything I wanted based on my research. Now I just wanted to get an attorney to review it to make sure it's completely legal and adequately covers me. When I sent it to an attorney who supposedly does a lot of these, he responded it would be 2-5 hours at $250 am hour. Is this reasonable? And is it worth it? While I know it's necessary to have an attorney review it and can prevent further costs in the future, $1250 is a lot for a starting investor, and in 5 hours I could write a whole lease from scratch. Since I am already providing him with a base to go off of (which I spent a lot of time reviewing and researching) I feel I'm getting ripped off. Thoughts?
