Hi Joseph! Welcome to BP and FL! I am originally from NJ as well and love it here. I am an agent in Tampa and my Brokerage specializes in Wholesale Investment Properties including many rentals. You definitely chose a great business to get into, especially in FL. Orlando and Tampa are actually the number 1 and 2, respectively, cities in the country for real estate investing according to Inman so you will have plenty of opportunities!

Hi Randi, thats a good question. I'm based in Tampa, Florida and work for a wholesale brokerage. At least in our cases, our investors use either cash or Hard Money. FHA and VA type loans don't work for the distressed properties because of the condition they are in (roof for example) plus sometimes the sale price of a home might be too low for a bank to agree to finance it. Again, that is just the case around here, so may be different where you are. Just my two cents :)
