Welcome to BP Levi, great to see more Canadians joining in.
A couple of other expenses to consider aside from the mortgage and property tax would be the property insurance, property management (even if you are going to self-manage its good to add it in), city utilities and gas/hydro/water if it's not going to be billed back to the tenants. A portion of the rent should also be set aside for CapeX, maintenance expenses and vacancies each month.

Hey Kris,
"Breakthrough Real Estate investing podcast" is a good one for Canadian content. Same with "The truth about Real Estate Investing for Canadians". Unfortunately they are mostly about investing on the east coast but still tons of fantastic information.

Ok, awesome thank you @Evan McLeish . That is what I figured bcassesment was about, has some good uses but for pricing, it definitely is not.
Ok, awesome good to know when I finally find a realtor. I will definitely be mentioning it along with the hope of getting pocket listings if any ever come around (but that will probably take some time).
That is what I working to do, don't want to take the plunge until I know I feel at least somewhat confident in my decision. I honestly am not even sure if flipping is all that possible in my market but I'm on the search to find out. I'm meeting with a local buy and hold investor tomorrow who said he can put me in touch with a few people who do some flipping locally. So I think that a good place to start in my search for a better realtor and local knowledge on the market.
How is the market for flipping in Prince George?

Looks like I will be on the hunt for a new agent, as the one I had been working with directed me to bcassesment when I had asked if he could help me with comparables...
Just wasn't sure if there might have been a site that may have held the answer. I thought that would have been a stretch, however.

Hello all,
I am new to the world of real estate investing and looking to get into flipping/rehabbing in my local market (Cranbrook B.C.). The next action step for me is to find sales/comparable data for my market for the purpose of getting a better sense of what is selling and for what price retail houses are going for, along with comparables.
My question is for flippers/rehabbers in B.C., how are you getting your sales/comparable data (if anyone doesn't mind sharing). Maybe I'm missing something but my searches seem to be coming up with nothing useful. I would really appreciate any help.

Things are far cheaper than it is for you guys however it has been a very hot this year and prices are moving up. There is still the possibility for the 1% rule and cash flow but being that the market is smaller its very hard to find anything that would work and if it does it sell far above what it should.
