I trick I use is to find a comparable property I like and then look up the contractor associated with the building permits in the county or city's permitting system. Then schedule a meeting and do research.

Local tax maps plus using that info to search generally provides me with enough info to track them down.

I use HelloSign for signing documents online. It's free for 3 documents a month. You could keep making accounts if you really needed. Of course it lacks the whole notary part.

I charge a $375 late fee per month. Mine is for commercial leases so it's buyer beware. As others suggested check regulations for residential in your state and charge the max. When I have a broker or prospect complain about the late fee being excessive prior to lease execution I tell them it's supposed to be high, I don't want any tenants who are going to pay late. I don't hear about it anymore after that and it has never gotten in the way of landing a new tenant. In terms of enforcing..I don't usually enforce it until the 2nd offense. The first time it happens I send a courtesy email telling them they are late, I draw their attention to the section of the lease describing the late fee, and to please remit payment ASAP and the next late payment will incur a $375 late fee. When they are late again I send an email with their rental breakdown that is in arrears and I include a line item for the $375 late fee.
Does anyone know of a similar report for commercial properties and multi-unit residential? Thanks!

My name is Zack. I am from NJ but recently moved to Orlando to pursue graduate school in 2012. I operate 2 internet companies. 1 is Amazon based and the other is an agency to help others sell online. I recently became interested in real estate approximately 2 years ago and currently manage 4 properties in the Orlando area: 1. Warehouse in Apopka-Approx. 35,000 SF. 1 year left on seller financed part of mortgage. No plans yet to re-pay family financed part of the deal. Went from 50% vacant to +/- 1 vacancy since I began management and leasing duties. I'm hands-on with management, leases and financials. 2. Warehouse in Orlando - approx. 15,000 SF, across the street from Camping World Stadium, 2 tenants, event parking and vendor income. No debt. No vacancies. I'm hands-on with management, leases and financials. 3. Retail strip in Sanford - approx. 15,000 SF all 3 units occupied by long term national or state wide tenants. Recently refinanced. I'm hands-off with financials. I'm hands-on with management and leases. 4. Live/work in Baldwin Park - 1 condo, 1 office, 1 apartment. Recently purchased June 2016. No vacancies. I am interested in learning about the type of investment units and financing strategies in the community. Based on my current property situation, I believe I am most interested in learning about commercial equity financing. I hope to purchase my next property in the next 6 months. I believe I am interested in multi-unit (min 15) and possibly mixed use with retail/office and apartment/res on top. Of course I'm exploring anything that may be a good investment!
