For those that invest out of state, how did you get started?
I am looking to do this but do not have the money to jump in. I'm wanting to go the BRRRR route, but am hesitant to pursue hard money with a first out of state deal.
I also know that building a team is crucial and having an investor minded realtor helps with this kind of process. Any advice is appreciated!

I am about to experience my first vacancy and would like any feedback/input from anyone experienced. I live in a tenant friendly state(Oregon) and the application process makes me nervous when it comes to potentially denying applicants.
Any advice from those that have gone through similar situations I'd love to hear more. The last thing I'd want to go through is a discrimination lawsuit. Thanks in advance!

Hello BP!
In a real estate podcast(possibly the BP one) I heard a guest mention that depending on what they claim on taxes could determine if they get approved for future loans. I am wanting more information on this topic so if anyone knows what episode and what part within the episode this could have been please let me know.
Also, if someone knows what I am talking about any further information would be great.

Hello BP! I am near Portland OR and new to Real Estate. I am wanting to possibly create / join a meetup group around mid December - end of January and learn anything I can about real estate. I am interested in investing opportunities, shadowing the buying / due diligence process and want to take any opportunity I can to learn about this business. If anyone else is interested in creating a group near or outside of Portland that would be awesome. Also, if anyone is currently in the buying process and wouldn't mind meeting / entertaining a shadowing opportunity to help me get some first hand experience that would be amazing as well.
