@Bryan Taggart buying that first place is still a move in the right direction. You're at least in the game now and you may not have any cashflow but you'll have mortgage paydown and hopefully some appreciation. Save up another down payment, keep networking, buy another primary and convert your current place into a rental. Rinse and repeat. You're headed in the right direction. It's a slow game for most of us but if you keep making good decisions you'll wake up in 5 or 10 years and have a lot more options.
Sounds obvious but for most people that are scared to get into the game the best first step is to just buy a primary residence and take advantage of the low downpayment and rates available to owner occupants. House hack if you can but even if you're just buying a place to live you might as well own it. Thats my .02 anyway. Just buying a place to live will give you a lot more confidence buying property.

Welcome to BP @Austin Shulman. My sister is a 25 year old teacher in the Denver area.
I like what @James Carlson said. I bought my first primary residence in Denver at 23 years old and rented rooms to my friends. I was on a tiny paycheck at the time but that was probably the best financial decision I've ever made and is still paying me today. Buying your own residence allows you to take advantage of some great financing requiring low downpayents. For future prospects you really can't beat Denver these days.

These days there are so many great neighborhoods in Denver. It's hard to pick the best one!

I bought my first house in Denver when I was about your age. It's been a great investment.
Do you have some savings for a down payment? You might look at investing in Denver and doing a house hack so that you can take advantage of owner occupied financing. If you invest out of state you will be looking at putting 20-25% down or getting creative. With owner occupied financing of 3.5-5% down you can afford much more house for your investment.
