@Dylan Tettemer if you think ARV could be 230k that's an awesome deal. I'd start wondering why it's sat on the market for a year...

Dylan Tettemer assuming you've done your due diligence on those expense costs and they're accurate, this could be a solid deal. I'd highly suggest finding out the ARV(after repair value) of the property. If you put in 20k towards repairs, will the property increase in value by 20k, 60k, or 10k? This is important to know bc it could allow you to utilize the BRRR strategy(a great method to pull out your initial investment of a property by refinancing). If the ARV is high, this deal could go from mediocre to great.

@Christopher Winkler so it seems you have the relationship with the bird dog? If the bird dog is your guy, then the buyer would have no obligation to pay them. Did the bird dog have an arrangement with either of you prior?

@Matthew Towner "Good" is about a 10% cap rate and at least 20% cash on cash return in this area. Looks like yours falls wells short of that, so I'd look for a better deal or negotiate lower. Let me know if you have questions! I'm actually new to the Greenville area and looking to network.
