Excellent thoughts Brad Larsen. Most of those size properties are in the “rougher” areas.
I have managed Class B, C, D, and a property so bad it couldn’t be classified, haha. In my experience, you have a lot more hands on as go to various classes.

Yes, make them pay for the items. In Texas, anything beyond "normal wear and tear" can be charged.

Let us know if you find anyone in the San Antonio area. I have seen a few people ask in different forums and it seems we have a PM gap with the multi-family under 200 units. I guess I need to get into that niche since I have 10 years of multi-family experience.

If you own it and they are your employee, then yes they can do Property Management. I am an employee of a company that owns multi family and we manage our own by paying employees.
You just have to pay all the employment taxes related to this employee, which can get expensive.
