2 different, seasoned investors in OC have recommended Elite Group Property Inspections.  I'm looking to use them this week.  Best things to look for in an inspector?  Referrals. :)

This does not answer your question, but I'd like to share what I'm experiencing.  As a home owner in Dallas, I get a mailer from different wholesalers every 5 days.  I am not exaggerating.  I can understand that a person's circumstances may change at a given moment and will respond, but that's way too much competition.

I've seen this type of question posted before with very low response.  While it seems to make sense that for those who have owned a 'turnkey' over 10+ years, may not be posting on BP, I'd also think that they would be actively looking for new opportunities by learning from BP.

I'm at a point, after purchasing multiple out of state turnkeys, I have concerns about long term ownership. Unless the value you bring to the deal is something other than capital, you're not getting a deal. CapEx, increasing taxes, inflation outpacing rental income increases, low/no appreciation and low population/job growth are all risks to the turnkey approach. I guess the argument to this is constantly rebalancing your turnkey portfolio and chasing better yields.

propertytaxprotest.com would not take on my rental in Dallas because it is less than $500,000.  Ended up filing a protest on my own.  This site makes some good suggestions on how to approach it.  It took me about 15 minutes to collect pictures and proposed 2016 tax estimates from 3 of my neighbors.
