Its all about the return you wish to receive on the asset. if they are short term rentals I a assuming you be making more than $1,200-$1,600 per month? I also assume depending on where the property is, whether in a cold or warm location, will depend on when most of your traffic occurs, whether during the summer or winter or all year around?

The more money you put in, the more you should be aiming to get back faster. I think depending on what your taxes , insurance, cleaning and PM fees would be, this may or may not make sense!

Any successful career in real estate whether your'e an investor, flipper, wholesaler, agent, broker, mortgage professional, etc. You must always change your strategy. The ones who don't adjust with the market, are no longer in the market at one point or another. 

I think stepping away is a due to no longer benefiting from what you're doing, not liking it anymore, or not being able to adjust.

I think it is more along the unique lines but I think whatever partnership deal is made, make sure to have a notarized agreement to cross your T's and dot your I's as a just in case.

I think honesty is the best policy here. If he is not only your realtor but ALSO your PM, you need to trust this person and it goes both ways. I would be upfront with your concerns and confront him about it. Let him know you are happy with his services (if you are of course), and if you are content with his answers, I would ask him to delete anything public that can come back on him as well as you. Obviously, if you are not okay with his answers, or even okay with the allegations you see online, I would start looking for a new PM to take over your properties.

I am a commercial broker that focuses on industrial triple net leases and investment sales and i've never even found anything LOL. There are some NNN books on amazon that may be useful for your situation though.

I wish I could say anything in real estate is "normal" or "routine" haha. In all seriousness, if you can avoid the risk, I wouldn't walk into a property, with an eviction in process. I know you mentioned it is off market. Is this something you are able to purchase once the eviction is settled?

@Arteevie Burch Your best bet is to google best cleaning companies in the area. More often than not you can come up with a list of 5 companies based off of the reviews, then of that 5 3 should be competitive. With these 3 you should be able to go with a gut feeling based on the questions you ask.

I think narrowing down your market is going to be your first hurdle. You want to find out what is going to be best for you in the long run and how you are going to manage it/them. It is going to come down to the numbers that work for you, and the best management you can attain before you do anything. In regards to which type of investing to go into first is all up to you as your comfort level will be different than others. Personally, I wanted the experience so Ive invested on my own before looking into syndications and will gradually grow and stack my properties as time goes on so I can gain the experience and knowledge needed to invest in larger projects.

Hey @David Kaiser!

This is definitely a tough situation as I know exactly what you're feeling. My preference is honesty. I am a mortgage banker so I always have friends/family that have gotten financing through me. However, I have also had friends/family use financing elsewhere even though we had been working together. I am 100% fine either way regardless of using myself services or not but I GREATLY appreciate it when they are upfront and honest up front vs beating around the bush or just ghosting me.

If I were in your situation, I would do my best to explain the situation and let them know why you need to use someone else's services int he nicest way possible. It is not there fault they dont have the experience or specialize in something else. They will appreciate you attempting in the first place. Then they will know what they need to work on or just simply get more experience so they can help in the future.
