Delray is a  great market but finding the deals is Tough - once they go on the market, the fight begins. the secret is getting to the seller before they offer it for sale - that is the magic and exactly what I am looking for - if you find good sources, let me know.

Barry. You are the seller and only you know your numbers. Barry is right. A lot of unknowns for a specific answer; but getting out of a loosing deal is an urgency for most long-term investors.

Flat Fee brokerage services or limited service listings is not legal in every state. Check the DOJ website: https://www.justice.gov/atr/competition-and-real-estate

For BP users, most of who know what to do and hire a RE attorney anyway (even if a Realtor is involved, the flat fee MLS listing is ideal. Remember that the commission, even though calculated on the entire sales price it comes "directly" off you equity killing your cash-on-cash and the more leverage you used for your project, the tougher the punch. A Flat Fee Listing service is the perfect solution for BP members. Just look for a service that is by a licensed Broker in your state (not a referral service) - there are many good Professionals out there; look for real "reviews" and response to calls and emails.

Hi. I have access to the MLS so I am looking for deals that are not listed. I am new to BP and new to investing for myself so looking for first deal. Ideal: property needing some remodeling that we can buy at a good price, remodel, stabilize income, refinance and hold (or sell).

Looking for Broward and Palm Beach, FL - only.

Any ideas where to find properties.

One premise I always use: invest in the area you know. If I were to try and invest in JAX I would move there at least for 2-3 months to "feel" the ground... Listing agents will always sell you what they have and buyer's agents are not investors (most of them) so they look at the market through a different lens. Nothing replaces your own experience and "gut feeling" ... number must also work, but that doesn't mean you should invest just because of the numbers.

Congratulations, CA license is one of the toughest to get. Now you only need to hang your license with a Broker and he(she) will guide you through Association membership and MLS access. Make sure you join a Broker that works and is subscribed to the MLS system that covers the area you want to work in. Good Luck!!
