lake Worth is a large city.
It will depend on many factors.
The best way is to look at real closed sales (comp sales) in the immediate vicinity.

What is common is for seller to ask inspections be made prior to offering on the property and the contract have no inspection contingency - maybe the agent didn't explain the situation clearly.

With the little info we have and relying on the "bellow market cost" I would finance (instant equity) the property (use leverage) and with your $100K use it as downpayment for another 2-3 properties that need some work. Buy way bellow ARV so you can refinance when remodeled and tenants in place - try to do the numbers so you get your equity back (or some of it) so you boost your cash-on-cash and keep replicating it. Use Brrr (it's my favorite).

The FAR (Florida Association of Realtors) has several contract available (Realtors have access to all versions) - some are FAR/BAR approved contracts; some are just FAR and they have as-is and non as-is versions. Make sure you understand the difference of each and which one adapts better for your situation. There is not such a thing as a "standard" contract; all contracts can be adapted to your specific situation; nevertheless altering contracts or writing up addendums and / or riders need to be done with legal advice. your Realtor may explain the alternatives and suggest which one(s) to use.
