Now that I have your attention...😉
How can I use my $5k tax refund to make money in Realestate?
I've been reading up on crowdfunding. Any success stories?
My ultimate goal is to buy and hold 10 properties that generates a $100k annual profit.

David Faulkner That is my main concern. No plan...the same plan I would have if a tenant did the same.
I would make payments to save my credit, and recover and repair my property.

Bob B. Yes I have a mortgage with an est. $52k balance. The home was my homestead until I moved out of state.
The value hasn't went up based on comps, trulia, zillow, etc. Houses in the area are selling for the same.

Stanley Parsley So you are saying that I would receive 10% of the purchase cost each year? And my rate is 7%..... I think I'm following you.

Stanley Parsley rent is $850 and covers taxes, mortgage, and insurance. I would be selling to the investor technically if this deal goes through.

House purchased at $70k in 2006. Value hasn't increased much despite home improvements.
Sell to investor for $70k/240 months. Investor take over payments, maintenance, and all closing cost.
I no longer live in state and it's hard to manage the property.
