Have you done sheriff sales before and are you local? If not there might be less risky investments for you

Thank you both. Yes, I am starting out and am interested in up-and-coming neighborhoods in Columbus. I have some cash and want to make it go as far as possible.

I appreciate the advice. The website has some warnings, but the Sheriff is selling the properties, so they aren’t necessarily going to give me the straight dope.

Not being able to see the inside is tricky. I suppose I could request all permits from the city and eyeball it from the curb.  The auditor has some info, too.

As for ARV, I am looking at comps from CMAs that brokers and agents provide in addition to the websites everyone uses.

Having a crew ready to work (and a lawyer, and a good title co.) seems prudent. I do not want to carry the property too long.

 There are deals everywhere in Cleveland, ( I got 3 more this week) why take the path of most resistance, you will NOT get a prop at the auction. 

Thank you, Bob. Based on the website it seems pretty easy to bid, so I am not so sure that I would not get a property.  More interested in Columbus atm, but I am sure there are great areas in Cleveland, too
