Hi Jeremy!  Are you looking for a property manager or just someone who has some local knowledge about the area?  I am not local to the area anymore but might be able to try and find you some resources out there.

Okay that is what I was wondering.  What do you mean "get yourself trained"?  Like contact a lawyer or something else?

If the ex-wife isn't taken off the title and I take over the payments could/would there be issues in the future purchasing the house subject-to?

I contacted a seller who has their ex-wife on the title and they can't afford the house.  I have heard there is a "quit deed" that could get her off the title.  Is that the only thing needed to purchase the house sub-to or is there more to it?  The house was bought less than a year ago so almost no equity.  Owner just has trouble affording the home now.  Thanks in advance

So by "arms length" lenders/underwriters want "non blood" basically?  I am certainly new to this and had never heard of someone having this issue.

I got a call from my lender saying the "underwriter" won't or isn't allowing me to rent my home to a family member in order to qualify for another loan.  Has anyone had a similar issue?  Can the underwriter dictate who I rent to so I can qualify for another loan?  I have never heard of this.

I asked if we could get a different underwriter (this is actually the 2nd underwriter as the first one quit which I just found out today).

Any comments/thoughts would be much appreciated.  Thanks in advance.

Why would you wait a year before renting it out?  The purpose of a househack is to rent out rooms or part of the house while you live in it to reduce you housing expense.  It is not uncommon for people to get half of their mortgage covered while house hacking.  Sometimes more than that.  Best of luck going forward.

I have heard that if they stay over 28 or 30 days (depending on the city/HOA regulation) they are considered as "long term tenants". Might be something to look into. Most neighbors just don't like seeing different people ALL THE TIME from my experience. Just make sure you have adequate parking too. Good luck.
