Kyle it’s awesome to see you have already househacked successfully. If all you have is 50-60k I would say househack again as it might be hard to find a deal unless you plan to use hard money. Whatever you decide to do keep doing and build of your success!!

I do not have any 4+ unit properties but it is an area I eventually want to get into. Depending on the number of units though I have seen different ways for financing. On bigger properties I have seen syndicators raising money. For smaller deals with less units I have seen more private money used. You might look at going to meetups in you area and getting some local knowledge as well.

If you don't have the funds you might look into hard money or private money. You could also bring in a partner and give them a certain percentage for bringing the money. Those are the most common from what I have seen. Also look for commercial brokers that might have connections or could possibly fund it themselves.

Yes that is totally understandable. Nothing wrong doing that in the beginning or from time to time. Just try not to make it a habit. That way you can focus on your $10,000 per hour task instead on $10 per hour task. Good luck!

I don't have any direct experience with this but there is NO reason you have to meet the contractor at the property. If it is something serious that needs to be fixed the tenant should let you know and then you can contact the contractor and send them over to the property. The tenant should be kept inform as well though. Unless its a new contractor or you just want to make sure the work gets done you should not be going over there every time. That is just what I have heard from others.

Connor that is awesome that you have been able to save up that much cash. As far as the type of property you should get I would say look at the market. I would personally like a multi-family and rent out the additional units but sometimes the numbers don't work and a single family home would make more sense and then just rent out some rooms. It all depends on your comfort level though.
