You didn't give info on what you're bidding on and what you planning to do if you're the winner. It's never easy to go to any committee to get approval for anything. While they usually will grant you CONDITIONAL APPROVAL...it will have alot of to do lists or restrictions that will break the deal financially...if you're not familiar with process stay await. Visit town dev/planning/zoning dept and ask lots of questions, also try to take a look at some docs for recent conservation approval.

I'm looking for more opinions on Just close on a condo reo auction, listing says it's "occupied" but it's actually vacant. No utilities for about a year, no answer from door knocking. How do I take possession/break into unit legally? I know 100% no one has lived there for some time, can I skip the eviction route in this case since it's really vacant. Your experience and opinions are welcome.

Absolutely understood. What i was really trying to ask is if the property is actually vacant/abandoned...utilites has been off for about a year, how do you take possession knowing it's vacated/abandoned with going into any legal trouble. 

Some auction.com deals do say "occupied" but they property has actually been vacated after foreclosure. How do someone get possession of vacated/abandoned property them without going through eviction.

Hi BP members, 

Newbie here looking to get into buying REO for flip and hold. Have read lots of discussion and really appreciate all the honest people out here helping each other out.

My first question i'll like to ask is after winning REO auction that' says "occupied" on disclosure from Auction.com can i break into the property if it appears to be vacant ? When legally can I break into property after becoming the new if all attempts to found out if property is occupied failed.
