I worked in commercial real estate for a developer who was an owner/operator of their own properties. We owned and self-managed 750,000+ sf of office, 130+ Class A Apartments, and senior living facilities.
We had the scale to manage ourselves, not sure if this does/would apply to you.

Think about it logically.
You're buying an asset at retail price, and paying someone to manage it for you. Typically, these homes are in areas that aren't going to appreciate much, if at all. I know, because I live in one of these markets.
Why do you think all of these turnkey operations are out of cities like Toledo, Cleveland, Indianapolis, etc. and not growth markets?
I know there are a lot of legitimate operators out there, but I'd rather find my own undervalued investment and rehab it myself.
Just my $.02.

In my humble opinion, based on the information above, I would spend at LEAST 1 year networking, learning how to underwrite deals, and understanding EXACTLY what it's like to be a real estate investor.
