New paperwork is needed. However a lot of landlords have converted to month to month to ride out the election and pandemic issues. Easier to get rid of tenant than a 12 month.

It is up to you if you want to continue on, but as said above they will need SSN to perform a screening.

Cozy.com is free software. Great for property management. Not super robust but will do. 

The faster you separate it the better off you will be. Just the complaints can drive you nuts.

Solid advice above. You should be okay without the signed lease agreement.

Glad you are thinking about this. Real estate is a people business. A simple gift or a card will do but if you are looking to do something bigger then its up to you.

Great advice on this post, have a conversation and see what's up. You did inherit a lot of the rules from the previous contract. Still be firm and make sure you collect.

I can't imagine the landlords waiting any longer to file evictions. They may be getting creative to get tenants out like cash for keys or a cheaper alternative. Buy and hold is a business for long term leases and paying tenants.

Be sure to check the bones of the property. The big ticket items like HVAC, water heaters and roof.
