People sure are taking advantage no doubt about that, just protect yourself as well as you will be the first person thrown to the wolves if it is true documentation. That is all.

Joe that is what I meant. Verify that it's true of course. But if you don't follow and discriminate you will be on the hook for liability.

Get a property manager or take some time to learn the screening process. You can quickly get in trouble with fair housing laws. Really dive into it though.

You have to really follow the documentation they are providing to you. It sucks but you don't want to get in hot water over it.

I think you accomplished what you were aiming to do. Congrats. It should be enough for you to walk away. Here is the chance to do what you want. Who knows maybe you will get bored and go back to work, hopefully doing something different that what you were. At least now you have choices!!

It can be another reason not to invest for many on the fence. Be proactive and find deals that make sense in any market and you will be fine.

A. If your making that kind of money I doubt someone would be on a forum asking about contributing to a 401k or taking money out of one. B. Notes can be called for numerous reasons and you can lose it all if over leveraged. Many people have lost all their money as real estate does have it's risks.
