I would say real estate is an excellent vehicle and you should be putting a lot of emphasis on growing your portfolio. However I wouldn't put all your eggs in one basket and risk not being diversified. I would still contribute a little to grow that long term so you have multiple options when it comes time to retire.

Great advice above, all those books are very helpful. I did want to ask if your job was flexible? Many discussions on this site have been if you can be an agent while working full time or if you should dive into so you can be successful. What is your take on this?

It would bother me as well. Did you ask for them to deliver this without a tenant? If so you have something to talk about...once a lease is renewed your are stuck with their agreements.

Advice above is great. Spend time learning the business through this site and local investors who are doing this work as well. Use that cash for your own investments through trial and error. Best of luck to you.

Reach out to their broker and see what is going on. I know it sounds bad but it's time to figure out your next steps. Is their an expiration on this contract. I'm sorry to hear your going through this.

Lots of great advice on here but really it comes down to what you want out of real estate. Can be stretched to leverage or dumped into for equity. Numerous ways to go with that amount.

Also keep in mind it is a rental and it is made to get banged up from usage. Many used appliances can be just as good and half the price. Placing new units in rentals can be risky.

Rentometer, zillow estimates, and check craigslist for the area and similar properties.
