Include all spaces when you take photos in the beginning. Use the invoice from vendors to fix as your proof of cost. If it exceeds then figure it out from there but subtract what you can from deposit.

It truly depends on your long term strategy. Dave Ramsey suggests no debt at all. For rentals he wants you to pay cash for it. Are you leaning towards this or do you want to leverage and finance property and have tenants pay them off over time? Both are viable and work well. What do YOU want is the question.

Lowes is better for variety and home depot is more for fixing and parts. That is how I look at it.

Allowing pets can be a little of an income boost as well. Collecting a non refundable deposit and pet rent monthly. Could be a viable strategy.

If you went through the proceedings to evict it should already be on their record.

You got this man, I have done the same and dived right in. Very scary but don't look back. It is what your thinking about when you get off of work so make it your full time and go hard at it.

Legal assistance is worth it's weight in gold. 

It is a rental so really it depends on if you want to put more work into it. It is more than sufficient.
