I would say try to stay for 2 years to receive the capital gains exclusion if possible...

Depends on if you are flipping or turning it into a rental. Flipping obviously has a higher standard of quality needed to sell. Make sure all appliances work and the house becomes in working condition.

I'm sorry to hear that. I don't want to believe everyone is that way so please stay positive and build lasting relationships with others. Lesson learned and you can move on. Same with tenants do your background checks haha.

I passed my exam yesterday.. when others tell you to go to youtube, DO IT. Prep agent and Karen Climer are great resources. Karen will explain the math portions to you and prep agent really hits the vocab and understanding. I failed the first time only studying the course I bought. The youtube videos had actual questions you will see on the exam and formulas to memorize. 

100 percent seems a little fishy. You can check BBB perhaps. It is something to look into. 

Separating the bank accounts early on is good practice but not required unless you have an LLC. It does keep the books clean for yourself. Learn from this site and look up local landlord laws governing your area. Run all the worse case scenarios in your head then find a decent real estate attorney to have your back when things get messy. Liability insurance is a must!

Warranty deed provided the greatest amount of protection but you should still consult a real estate attorney to formulate your plan of action. That will always be the answer to questions you may have.

Owner occupied financing is generally 12 months you must live at the property. After that you are free to move out and rent your spot.

@James Strawser John is right. All you have to do is market your property as such and accept the paperwork. The housing authority will conduct an inspection on your unit and your good to go.
