I have a surface pro for flexibility from desktop to laptop. I feel like it is at a decent price as well. Microsoft though.

Your best bet is to really research markets you feel comfortable investing in. Long distance management is never fun so you will need to have boots on the ground. Build a strong team and it is do able.

Its important to help when you can, but I don't think it is exactly correlated to them. Now a toilet clog or something of that nature would be more suitable. Take care of it this time and move on.

Okay we understand that a mistake was made or the screening wasn't sufficient. Lets move on and figure out how to get them out. Contact a local real estate attorney to assist you with getting them out.

Sounds like a headache in my opinion. A higher security deposit could be the answer, just be sure to locate the responsible ones out of the group and have them facilitate everything for you.

If the plumber dictates that it is because of things being flushed then you can warn the tenants with that and possibly charge if you want to. It is a repair that was caused by them.

Check over your management agreement and have a conversation with them.

Bite the bullet and move on. Don't let this affect you negatively about rental property. You can and will recover.

ESA's are for sure protected. Speak with a local real estate attorney and see if it is worth the risk to fight it. Majority of landlords have caved in so be sure to seek out and answer.
