Just inform the tenants your schedule and when they can contact you. Emergencies are a different story but I'm sure you would want to be involved if one came up...just be sure they know what an emergency entails haha

Any improvements should be in writing by the landlord which is you. They Must return it back to the way it is to avoid the breach of lease. If not the certainly will take advantage of you and will most likely rent out the basement...

Depends on if you will be purchasing under the LLC. I have found insurance can be just as good. Liability insurance and if needed an umbrella policy. I am not providing legal advice so take it for what it is. Best of luck to you.

Google will find ones for you local. Ask investors near you as I'm sure they will have someone they use frequently.

Cashflow will build and you will be good to go. Don't over leverage yourself though.

Find the deals that make sense to you. Don't aim for a number. Sounds like a solid plan. Let the tenant pay down the mortgage but be sure to have reserves even with a high salary. Best of luck to you guys.

Turnkey does have a great hands off approach but there isn't much wiggle room to build equity as stated above. Money is made through the deals of finding something rough and making it beautiful lol.

@Theresa Harris is on point. That clause will help you big time. Evictions can be very messy. Start with a clean slate.

Very nice, you did say its a flip? Would even work for a rental if you wanted to keep long term.

I would agree with everyone in this thread, perhaps maybe beef up the deposit and move in costs for extra assurance if you like.
