Don't worry so much on how many deals it will take and just take action. It will happen before you know it. Love the journey and struggle and let it fall into place.

It is very hard to keep emotions out of it. Get everything in writing and try your best to stay business with it. I would avoid friends and family up front but who knows it could work. Just be sure to have a third party able to decide if needed.

Continue to look for deals. Be sure to only pull the trigger if it makes sense financially. It is better to wait for what you want, it will come around or look in other markets and set up a long distance plan.

You have the option to sell and find more cash flowing properties.

If you don't want to manage then a property manager is absolutely the way to go. As far as insurance, you still need your landlord and/or umbrella insurance to cover your property.

Have your real estate attorney draft up an agreement for you and be sure both parties understand the fine print.

The Florida market is so vast and diverse. You can see a little bit of everything here. Depends truly on your strategy though but once you narrow that down then you can find the area to support that.

Rent collection, managing everyone on site, enforcing your rules etc. Eyes all over.
