That's a good question. I've tried to buy a couple probate houses in South Snohomish County I've come across on Craigslist and they are always gone before I can get anywhere.

Welcome Will! I am also in WA, I live up in Snohomish County but help investors buy and sell commercial real estate all over WA. I own rentals in Snohomish County and love the market up here. I think Tacoma is a great place to start as well, especially if your interested in smaller multi-family - with the large amounts of development (still in the pipeline!) couped with rapidly rising rents in Seattle were seeing a shift to areas like Pierce/Snohomish County where rent is more affordable - and not nearly as much development.

These too down compute for me? Did you send them a lease which they haven't signed with the lower amount in it? Did they actually agree (verbally) to rent your place? Seems like if they are coming back to you and changing times then maybe they haven't agreed. My approach would be, sign the agreement and give me the money in 24 hours or I am going to move on to another applicant. Absolutely no reason to wait until move in to sign the lease and get funds. It was more a written statement(email) than a signed agreement to have rent at a lower amount with a Nov. 1st move in. We agreed on a meeting place afterwards to collect the application and application fee where she posed the question of a later move in date.

Thank you all! I will definitely see who puts their money where their mouth is first. Lesson learned here is stick to the script. I felt vulnerable at that time since I've barely had any hits on my place. Once I took her application, I got 2 solid prospects the next morning.

Being in Washington State, I would advise you to keep the conversations verbally, versus email and/or text message. We live in a tenant friendly state and that could come back to haunt you. I've seen it happen more than once where someone wishes they had not written the message, once it's written it's essentially there forever. I love text messages and emails because I can write them while I am sitting in a meeting, but I've learned to just wait it out and make the phone call instead!

I give tenants the criteria and application and tell them to give me a holding deposit of the security deposit (I don't deposit it), the holding deposit will hold their position for 24 hours (enough time to get me back the application + fee). If they fail to get it to me within 24 hours I move on to the next person. If they do get me the application within 24 hours I give them another 48 hours to pay first months rent (usually have the screening results within 2-12 hours). This is all written on my screening criteria so it's of no mistake to anyone along with dates, ect. If I move on to the next person or reject I tell them do you want me to send the check back to you or just shred it? And then I send out the rejection information.

I pick markets I am familiar with and within 1-2 hours of total travel time (I like to be able to see the asset physically without too much trouble). Once I have this criteria sorted, I look what development is going on and what appears to be the "path of progress". I will then look to purchase/build multi-family and/or smaller commercial assets in dense populated areas near "power house" developments. I also help investors buy and sell commercial real estate so I spend all day analyzing/underwriting deals and markets throughout the state (and sometimes other states), which definitely helps me stay current with what's going on in these markets.
