Hi Ronald,

I started buying stocks when I was 18/19 as well and buy and hold was also more my style. With that in mind a good place to start is with an owner occupancy, if you have a couple years in tax returns you can show. If you don't you may have to pursue more creative financing methods. With owner occupancy you can purchase up to 4 units on an FHA 3.5% down with a 30 year fixed rate, which is great considering today's low rates. The first step in this path would be to speak with a mortgage broker or bank you use to see how they would qualify you, that's the tricky part. If your unable to achieve this there are other options such as partnering and being the managing member (you have to earn others trusts, but then can get them to pool money and pay yourself in LLC shares or management fee's) or have owners carry the contracts. I am currently doing all 3 and also live in Seattle region, Snohomish to be exact but if you'd ever like to grab a coffee I am happy to talk more about it with you. @Michael Blank - I like your story.

Victoria - owning apartments is great, just do lots of research beforehand and find a mentor who already owns one. A good broker should be able to help you start analyzing the deals as well to make you understand what the numbers will look like. Once you've got passive income you will want more!

I have attended several local Seattle - North REI groups: NAIOP, ULI, CCIM Seattle, SCAOA, RHA, REAPS. What I would suggest is that you attend as a guest, and just pay the 1 time fee to see how you like the group. Sometimes they even have free events as well - get on their calendars.
