For all the property managers out there, how do you typically evaluate your janitorial needs for commercial buildings (what are the most important things that help property managers (price, quality, et.).

The next thing is making sure you are working with a good rep too.

all our investing is out of state  and  we invest in the  Detroit  Toledo  area  where we can find  good properties in good solid  area for reasonable prices  with  great  returns.... with a  little  creative financing we are often to get deals with as low as 30 k... take  the right team on the ground...

Great appreciate in class A suburban sub markets and good cash flow in class B.

Bayarea is more of appreciation game and picking good areas for good tenant pool is the only way to safegaurd the investment.

Generally, it does no good, in my opinion, to mislead people on what they are going to see. 

I budget about $8,000 per room, so getting everything thrown in to start is a good way to save some money and time.

The problem is not just the number of tenants looking but the quality of the tenants.
