How big is this project?

My partner is very proud of over-delivering on all of his syndications so we purposely projected lower than expected returns in our Prospectus.

Know what you may have heard about you need some residential project is a mth. 

However, the route I am taking with the business a brick and mortar location isn't a necessity it's more of a passion project. 

Just sent you a PM with someone I used recently who was great for me, and wanting bigger projects.

Would those be project boards on the wall...not gypsum but a wood product?

Does anyone have an insurance company that has a policy for a flip project in Dallas Texas?

Its on Austin st off of Lyell....So not a lot of hope of that nbrhood turning around - Even when projecting 30 years from now. 

As a non-agent / consultant, you could look at charging hourly or per project basis for your specialist analysis.

Most deals I've looked at & offered on are on the North side so I'm not hugely familiar with the area, but there looks to be a lot of investment pouring into it (The Gateway project, Cook County Hospital redevelopment, etc.) and rents seem pretty strong.
