The management company I partner with takes 20% of rental revenue in exchange for all of the bookings, marketing, cleaning, preventative maintenance on mechanicals, etc. 

Keep it clean, picked up, and looking lived in. 

You just have to clean the ductwork at the joints to get the dust off, then you can wrap it in foil tape, or there is a sticky duct sealer that you basically can paint on.

So unless the property is turn key we are basically starting new each time we enter a new market- meaning finding all new contractors, cleaning crew, handymen, learning the demographic of the renters, etc.

I'm currently in need of good and investor-friendly contractors over there, as well as somebody that provides good cleaning services.
