Like the idea of doing a number of units in one city that is big enough to have more short term travelers.  

Others might want you to own the property for several years before they do so with the idea that, if the previous owner had a problem with the HOA foreclosure, they would have done something about it within the first few years of the sale.

I have a general idea of what aspect of the real estate world I'm interested in, but that may change as time progresses and I am exposed to different areas.

Investing outside of your home market can be a great idea when your market is too expensive! 

We cannot put an LLC or both of us on title and wanted to know some ideas on how to structure the partnership effectively.

The Idea of buying a house for $18k and rehabbing for $10k then renting for $650 is very enticing. 

I'm not hellbent on completing a refinance and obviously do not want to commit fraud or do something that could be perceived as fraud, I was just curious from a lending perspective if that idea was viable or not.
