If you go to a lot of large landlord or apartment complex websites, they will often list their requirements to qualify.

I think the trend is moving in the right direction but TX just banned Delta 8, so who knows anymore?

You might try a website called My House Deals.com.

There is a lot of good information on the census.gov website, population growth, supply & demand (median rents & vacancy rates) and much more. 

But I’ve already done research on the parcel itself from the county’s website and have all the info out there.

I would much prefer giving my rent money to an investor that cares about their tenants rather than throwing money at some luxury building that feels soulless.I thought it was simply easier coming to the website where property owner's talk rather the hellscape that is Facebook Marketplace or Craigslist. 

Property is being sold as "STR Business" (website, branding etc) at about 3x what local comps for same size and bedroom count residential homes are going for.  

I am also listing my property on my own website which would require me to collect and remit taxes myself.  

I have used a real estate attorney here in Oklahoma in the beginning but I recently discovered the Oklahoma Real Estate Commission provides fillable contracts on their web site.
