Best way to weed out the serious buyers from the tire kickers and wannabes is to ask them to tell you about their last 3 deals.

Typical example: DIY landlord let tenant get away with constantly paying late, never paying late fees, demanding rent credits for ridiculous nonsense, then finally gets tired of it and hands it over to me.

Account Closed  and I have found wholesale deals thru either referrals or by direct marketing mailing campaigns with people who have a need to sell and either because they need money fast, tired of dealing with tenants, etc.
