I used to have a mentor who would say, "If you don't know what his farts smell like, you don't know him well enough to partner..." 

I would look into another carrier, that just smells of issues down the line with them.

Is this something any body has found success or failure with?

hi charlotte. i have never used a PI to locate someone, but i have several different methods i have used. first, find out if they own anymore properties in the area, even if it is a rental. they may have a tenant or 2 that would send you to where you can find them. second, check the local newspaper for obituaries. if they have passed away, the obituaries always lists the surviving relatives. find them, one of them will be in charge of the estate. also, call the local hospitals and jails, they may be in there as well. lastly, knock on neighbors doors. every neighborhood has the local " busy body" that knows everything about everyone. find them!!!!!........

If something smells bad with the tenants investigate fully.

But after that,, No body took time to record another half.If I buy this duplex with 2 units number on it, Is it OK to claim another half?

The smell of cat urine was strong.  

The only other negative I have heard is that rats can smell the water through the pipes and will chew threw it just like electrical wiring.

They look good and smell good.  

I now put something towards the end of the body of the ad that reads something like "put the words - Bigger Pockets is Great" to ensure they can follow instructions.This will week out a lot of the applicants.Also, be sure to start very slow with your task list.
