Our question is how can we advertise the property to someone in a wheelchair or someone who needs these "special" features without getting into some discriminatory issues?

After it's rented out and I can force appreciate the property, with some added features that may turn into more monthly income, I will likely cashflow $200-300 total after expenses and after moving out.

Don't waste time trying to rebuild the existing, just replace, for the benefit of the anti-scald feature.

I agree that something like this would likely not work well as an LTR but I think this place has a lot of charm that'll draw in people for short stays, provided we can salvage some of the original features that make it stand out. 

The weakness in STR is one of it's best features, decentralization.
