That was a bit of a head scratcher for me because I am not an attorney. 

Build the job in your head, make sure you're thinking of everything involved.

While I definitely jumped head first into this deal and make some mistakes, I did have some help with some experienced people around me.  

@Bob Bowling up at the top of the thread, just to the right and below the thread's "heading" there are three buttons "follow topic" "start new thread" and "reply here".

This seems some what reasonable but then he added the comment that any minor repairs will have to be paid by me. 

Sounds like Robert is heading to jail for predatory dealing LOL, doesn't matter what the market is, unless the market is changing very fast, pumping up the sale price on some dump overvaluing it with seller financing is classic predatory lending.
