It's sounds like they could get financing anyway based on their credit and income.I would be leery about financing since I'm not sure how easy it is to evict someone if they have an ownership interest; it will probably take longer and require an attorney.  

Private money is a bit cheaper (usually 4-5% less), and harder to find (requires good networking skills).Most hard money lenders have a brick and mortar location and should be fairly easy to find.

It's easy to jump ahead to solutions and not do the hard analysis of studying the problem first to arrive at a solution that correctly answers the question.  

If you're doing single pane windows, cutting the glass will be the easy part.
