You're going to need both a down payment and cash reserves. 

My guess is that you are going to need someone who knows more than where to file paperwork to rectify this issue.

You are going to need a slew of other equipment to ensure your mail is property set up each month.

That means when you have researched markets, sought advice from experienced passive real estate investors and spoken with potential partners or team members you are going to need, you can make a sound decision.  

There's no cash flow here for anyone to need to fight over.Should I try to work with a partner for my first deal?

In terms of payments, I was considering trying to get interest only payments, but I think I am going to need that (or at least some) principal payments so that when the time comes to re-fi at the bank, my LTV is at an acceptable level for them.
