I realize now that I could have been much further into my portfolio development if I had this type of advice to glean from during the early days.

what I gleaned from that is you can have someone with 100 units making 100 a month profit net after all cost and expenses so net if 10k a month.. or you can have someone with 20 units all paid for netting 500 a month after costs and still have 10k a month NO debt and tons of real equity..

I have been stalking the forums for a bit and can't express how appreciative I am for all the info I have gleaned. 

Information from one site can be used glean data from another and thus build a profile of a person that is amazingly accurate, given the carelessness of making bits and pieces available.  

Study the Realtor listings and note down the advantages of the home that the Realtor or agent  is listing - you will see a pattern - Realtors know what sells in that price point and you can glean a lot of helpful information about marketing from being familiar with them.The other thing that I would say is try to get a feel for the materials used in the higher end homes and include at least one of those if you can - feature walls, subway tile, a granite island top if you don't want to kit out the whole kitchen etc.
