I got six properties under my belt without being part of a community and now I am facing challenges that 1) I do not know if they are real challenges or part of the normal course of business or 2) how to resolve them or 3) if I am doing it right.

Be prepared to personally guarantee the loan.

A few insights from my experience:Structuring deals: I usually prefer short-to-medium term notes with clear amortization schedules and solid collateral.

To me it is them being lazy.

BTW: how was the tenant going to get us cash from their bank to pay the rent?

I know enough to say that I don't know enough, but there is enough here to talk it over with your CPA.

Every investor is faced with this challenge.Couple of options:1) Accept that since you are putting $0 down, it's highly unlikely you will cashflow for 3-5 years if you buy a Class A property. 2) You can lower this time to 1-3 years if you buy Class B.

Try adding 25-50% to whatever the timeline is:)- Also add 10-20% to the cost estimate!
