I had one client ( and this is why many section 8 folks fail) his rental had kids in it.. the kids decided to use the oven door as a step ladder and broke it off.. tenant of course requests repair .. owner says no way U did.. tenant has no money to fix it..

U need equity in case your forced to sell so you dont have to write a check to sell.. real estate is about making equity and spendable cash not just acquiring over leveraged properties unless your such a high earner that you doing it simply for the deprecation benefits.
