Cash flow is definitely the biggest challenge; both in terms of finding properties to buy that cash flow with a loan on them and just company wide given interest rates and labor/material is up and, at least where I'm at in Jackson County, MO, taxes are way up too.

If you can’t flip or refinance in time, while making interest payments to both the HML and the seller, you could lose the deal entirely.As @Twannisha Jackson mentioned, 75% LTV is very high.

Now having said all that, I do wish I could find a really good Lease Oyions program to learn from...I did Purchase Wendy Patton's Lease Option program, but it looks like she recorded it 25 years ago...I've seen a VIMEO video of Jim Aydelotte, but has virtually no online presence, and I've come across a lot of negative comments/reviews about John Jackson that has me feeling less than confident about his lease option program...Comments anyone???
