Include basement and attic as existing.Turn off the water (if not needed for heating) at the street, and transfer all utilities into the owner's name.You may remove and properly store any tenant items left behind, and that is at tenant's expense (collect that amount before you release the items). 

Write a tight buy box, then interview 2–3 investor agents and 2 PMs in each city who actively work C+ to B areas; ask them for recent rent-ready comps, streets they avoid, contractor referrals, and one deal they’d buy today.

I’d recommend being extra selective on the street level, even within a C or D area; one block can feel completely different than the next.

One "asking" rent down the street is not a good benchmark.

Wall Street has virtually usurped Main Street as the "real economy" of this country has languished as a result. 

Need to balance out the masses so I do not get dragged through the street or publically assasinated speaking at a college
