I told the investor his only way out was to refinance at about 70% LTV, negotiate a reduced payoff to the second lien holder, and bring about $750k cash to the closing table.  

If you are experienced, you can easily help solve someone else's problem and get it to the closing table, and make your cut. 

You will need to pay more than you expected and do more work just to get to the closing table!
