Depending on the financial institution you go with, if you were to receive a favorable LTV, you'd still need to consider what your interest rate and amortization rates are to get an accurate view of how much you'll need to cash flow to cover the loan and other expenses.

(In the US we have a phenomenon of "downward sticky" home prices - the majority of sellers will just not sell and take their listing off the market if they don't get what they think they should, only the minority that is forced by circumstances will have to lower the price)  Yup those stats are all accurate.
